The BNB Formula is a training program that presents a new real estate business method. It presents a strategy on how someone can still build a six-or-seven figure income using AirBNB, even if don’t own or invest in a suitable property.
Basically, the idea is you’re going to rent or lease a property of your choice from a landlord. However, you’re not going to settle there.
Instead, you’re going to open up that property for a short-term rent basis. Usually, you can achieve this by creating a listing on online services like AirBNB (as the course title says).
This business model is known as “Rental Arbitrage“, and is a popular business model in the real estate industry.

Some even say that this program contains some upsells, but I can’t really confirm as of yet.
Regardless of this, however, this business model is still expensive to set up. Especially the course itself, which, for the value it gives, isn’t really worth all that money.
Aside from that, you should also take note of the costs that you’re going to spend on repairs, fixtures for your property, but most especially, the rental fees for your landlord. And since this online course also suggests outsourcing your business whenever you can, you should also take into account the cost for the salaries of the personnel you hired.
If there’s one thing good about the BNB Formula, however, it also has a 30-day money-back guarantee. However, the conditions for being eligible for that refund are still undocumented at this time.
Is Brian Page’s AirBNB Formula Profitable?

In my own opinion, rental arbitrage has the potential to let you earn thousands of dollars worth of passive income. And BNB Formula’s claims of earning six or seven income figures from this business may have some truth.
But you see, AirBNB rentals are extremely seasonal. This means in some seasons, you may get several bookings to your listing, especially if you own several properties listed. And the income that you’ll receive from these bookings can be more than enough to cover the costs of your own rent to that property.
However, there will be times that you may not even receive any bookings at all. And even worse, even if you may not receive any booking, your own rental fees to the original landowner won’t surely stop.
So there’s a chance that you may be operating at a loss.
This is even further emphasized in today’s situation. The COVID-19 pandemic has severely limited leisure travel due to the quarantine protocols. As a result, there will be fewer staycation bookings for your listings.
Apart from your rental fee, you’ll also have to deal with a variety of costs, like utility fees (electricity, water, internet), maintenance fees, and even some others. Which, obviously, could further deduct from the income you receive.
But the biggest issue here is that, ultimately, it’s the landlord of the property you’re renting who has the final say on anything. If any damage is done to the property by your renter, you’ll be ultimately responsible for its repair costs. Even worse, if the business idea gives the landlord any inconvenience, he/she has the right to halt its operations.
But overall, rental arbitrage is still a profitable business model. It’s just not really recommended due to the potential workload it may incur to you.

Absolutely not. I think Brian Page himself is a legitimate real estate investor, and he’s a proven expert in real estate investing.
BNB Riches is also not a scam course for me. But due to the reasons stated before, it’s not really recommended to even get into this business model unless you really are committed to real estate.

- The business model itself has the potential to help you earn a good amount of passive income. Essentially, you’re getting the advantages of real estate investments, without subjecting yourself to the very expensive costs usually associated with it.
- Brian Page is definitely legitimate and a reliable real estate investor.
Cons
- For an online course that teaches you a side hustle, this is quite expensive.
- The business model is quite risky. And it’s very seasonal, so there will be times that you may not earn a lot of money from this business model at all.
- Once the property owners catch wind of how profitable the business is, they would eventually decide to do it themselves. That is not good, considering how your business depends on asking them for permission to conduct.
