Before I begin this Brian Page AirBNB Formula review, let me commend your due diligence in researching this first before you invest in this program.

As you may already know, there are several opportunities out there claiming to help individuals earn a lot of money, especially online. And they all come in various forms.

While they can come in many forms, many of them will introduce what they usually call a new “business opportunity”. Unfortunately, their legitimacy claims can vary.

Some of them are proven to be legit. A few of them are just scams in disguise. Still, others may very well be legitimate, but they don’t work well according to what you want to do.

That’s why, before you spend your hard-earned money to join any of these opportunities, you should do plenty of research first. So you can decide for yourself if the opportunity offered is something that you’d like to do, or not.

And this is what this Brian Page AirBNB Formula review aims to do. Hopefully, this review can help you out with that important decision of yours.

As a disclaimer, this is a fully unbiased Brian Page AirBNB Formula review, based solely on my own observation and honest opinion. And I’m not affiliated with Brian Page and his BNB Formula at all in any way or form.

My #1 Recommendation

Brian Page AirBNB Formula Review: BNB Formula Quick Details

  • Name: BNB Formula
  • Website:
  • Type: Online Training Program
  • Creator: Brian Page
  • Niche: Real Estate
  • Price: Starts at $997, but could go up as high as $2,000 due to several upsells, or even more.
  • Recommended?: Not really recommended. This business model can be a lot of work, and may even be potentially more costly than the others. Plus, most landowners may not even allow this kind of business to their rented property. And the way I see it, this business model may operate on a loss in some days if you don’t manage it well.

Brian Page AirBNB Formula Review: What Is The BNB Formula?

Brian Page AirBNB Formula - BNB Formula

The BNB Formula is a training program that presents a new real estate business method. It presents a strategy on how someone can still build a six-or-seven figure income using AirBNB, even if don’t own or invest in a  suitable property.

Basically, the idea is you’re going to rent or lease a property of your choice from a landlord. However, you’re not going to settle there.

Instead, you’re going to open up that property for a short-term rent basis. Usually, you can achieve this by creating a listing on online services like AirBNB (as the course title says).

This business model is known as “Rental Arbitrage“, and is a popular business model in the real estate industry.

The advantage of this business model is that it can help you earn passive income from all the rents your property can get. And a large amount, too. Furthermore, you don’t even need to take a mortgage loan or anything to get this business started.

The BNB Formula doesn’t just teach you how you can set up your rental arbitrage business and earn a lot of money from it. It also teaches you how you can basically scale and “automate” the business so that you can have a passive income stream in real estate.

The downside of this, of course, is still the high cost needed. You still need to furnish and fix the property to make it more presentable and attractive to would-be renters.

But more importantly, the responsibility of the integrity of the third-party renter falls on you. This means, when the renter has done something that can be quite damaging and hassle to the landlord of the property you leased, the blame falls on you.

Thus, unless you’re into real estate, I can really recommend this business model to everyone.

Who Is Brian Page?

Brian Page is the creator of BNB Formula.

Brian Page AirBNB Formula Creator

He is a rather successful business owner and entrepreneur, and a prominent real estate investor. He got his start in the real estate industry back in 2001.

Since then, he has become rather successful, having invested in various types of properties, flipped more than a hundred houses, and even built residential areas and condominiums.

He got started with using the AirBNB online service back in 2014. He only intended to do it as a side project to his other real estate ventures at first.

But his experience in the real estate industry and property management has claimed to have brought him great success in this venture.

As a result, he began to compile all the knowledge that he had learned in the AirBNB business, and then some, into a single program. This results in the creation of the BNB Formula.

Brian Page later claimed that the reason he created this program was because he noticed that there was no thorough training on investing in the BNB business.

Which is a bit false as nowadays, there are plenty of online courses out there that teaches the same method as this program…

BNB Formula: Course Breakdown

Brian Page AirBNB Formula - BNB Formula 2

The BNB Formula program consists of 8 modules. Each module is intended to last for a week, for a total of 8 weeks of training.

All of the modules here include everything you need to do to set up your own property-renting business on Airbnb. It’s also presented in a step-by-step format so you’ll know where to start.

In addition to the modules presented here, you’ll also be given access to several script templates, contracts, and other tools (especially a profit calculator) that you can freely download and use for any purpose related to the AirBNB business model.

Here’s a quick breakdown of each of the modules inside.

Module 1: Preparation

The first module will discuss everything that you need to set up in order to get started in this business.

It contains productivity tools, how to use them, and time-saving tactics that claim to give you a significant advantage in the long run on this business.

As this focuses on AirBNB, it also makes sense that this includes training about it. This can include how to register for it, how to use it, and others.

Module 2: Partners

Unlike other online courses about AirBNB renting, BNB Formula emphasizes the importance of “automating” your business all throughout. Thus letting you earn income passively.

Thus, in this module, you’ll be taught what particular tasks of this business should you outsource. And even more importantly, where can you find virtual assistants to hire and do most of the work for you.

Content: 5 videos

Module 3: Identify

Now that you’ve set up everything you need for this business, it’s time for you to start finding properties to rent.

Here, you’ll be taught on finding the best rental deals that you should get to start your business. There are two important things to take note of when doing this: Price, and accessibility to several major establishments (or tourist spots).

This module claims that they’ll also teach you how you can convince landlords of your AirBNB business so that they will be the ones that’ll be happy if you set up this business with them.

But before you do this, you should also be aware of the laws and the landlords’ rights for refusal to this. You need to learn about lease contract addendums and how to legally operate the business with the owner’s written consent.

This is so you can avoid getting into potential legal troubles that may be imposed by your landlord should you do this the wrong way.

Content: 6 videos

Module 4: Stage

“Staging” is a very important part of attracting potential customers for your AirBNB service.

Basically, staging is on how you set up the interiors and the overall ambiance of your property for rent. This is so you can make your AirBNB listing even more attractive to guests.

Stating your property goes beyond cleaning it and fixing around. You also need to take note of the placement of almost everything in your property (especially the lighting).

This module will teach you how you can properly stage your property, even when you’re on a low budget.

Content: 7 videos

Module 5: List

This module will discuss some important lessons on how you can list your property on AirBNB.

Aside from teaching the correct way to advertise your listing, it also teaches here a few “calendar” hacks, like when should you post your listing for both maximum bookings and high occupancy rates.

Additionally, the lesson teaches how to create title and description tags that attract more clicks.

Content: 7 videos

Module 6: Start-Up

Any business that’s just starting knows that the first 30 days are the most important days to monitor. Because within this period, you can determine for yourself how this business works, as well as if you need to make adjustments to your business strategy.

That’s why, this module discusses what you should do during those first 30 days. Such as inspecting details before accepting visitors.

Additionally, it includes additional suggestions on pricing methods and how to fill more days. Finally, it teaches the learner how to get 5-star reviews from visitors regardless of the pricing.

Content: 7 videos

Module 7: Automate

This module is basically an expansion of the things you learned in Module 4, which deals with how you can outsource and “automate” the tasks for your business.

Basically, this teaches you where you should look for V.A.s to hire for this purpose, as well as how you can pick the best ones for your business.

Content: 7 videos

Module 8: Rinse And Repeat

The final module simply deals with how you can maintain all the steps and tasks introduced in this program, so that your AirBNB business will continue to earn money.

It also discusses troubleshooting issues and how to resolve them. Finally, this module will also deal with the proper way of scaling your business.

How Much Does BNB Formula Cost?

As with plenty of online training programs out there, the price for joining BNB Formula isn’t revealed on their website. It’s only revealed to you when you book a call with them.

But according to some reports, they usually charge around $997 for the program. Though there are some reports that it could go as high as $2,000.

Some even say that this program contains some upsells, but I can’t really confirm as of yet.

Regardless of this, however, this business model is still expensive to set up. Especially the course itself, which, for the value it gives, isn’t really worth all that money.

Aside from that, you should also take note of the costs that you’re going to spend on repairs, fixtures for your property, but most especially, the rental fees for your landlord. And since this online course also suggests outsourcing your business whenever you can, you should also take into account the cost for the salaries of the personnel you hired.

If there’s one thing good about the BNB Formula, however, it also has a 30-day money-back guarantee. However, the conditions for being eligible for that refund are still undocumented at this time.

Is Brian Page’s AirBNB Formula Profitable?

Brian Page AirBNB Formula - AirBNB

In my own opinion, rental arbitrage has the potential to let you earn thousands of dollars worth of passive income. And BNB Formula’s claims of earning six or seven income figures from this business may have some truth.

But you see, AirBNB rentals are extremely seasonal. This means in some seasons, you may get several bookings to your listing, especially if you own several properties listed. And the income that you’ll receive from these bookings can be more than enough to cover the costs of your own rent to that property.

However, there will be times that you may not even receive any bookings at all. And even worse, even if you may not receive any booking, your own rental fees to the original landowner won’t surely stop.

So there’s a chance that you may be operating at a loss.

This is even further emphasized in today’s situation. The COVID-19 pandemic has severely limited leisure travel due to the quarantine protocols. As a result, there will be fewer staycation bookings for your listings.

Apart from your rental fee, you’ll also have to deal with a variety of costs, like utility fees (electricity, water, internet), maintenance fees, and even some others. Which, obviously, could further deduct from the income you receive.

But the biggest issue here is that, ultimately, it’s the landlord of the property you’re renting who has the final say on anything. If any damage is done to the property by your renter, you’ll be ultimately responsible for its repair costs. Even worse, if the business idea gives the landlord any inconvenience, he/she has the right to halt its operations.

But overall, rental arbitrage is still a profitable business model. It’s just not really recommended due to the potential workload it may incur to you.

But Is The Brian Page AirBNB Formula A Scam?

Legit Or Scam

Absolutely not. I think Brian Page himself is a legitimate real estate investor, and he’s a proven expert in real estate investing.

BNB Riches is also not a scam course for me. But due to the reasons stated before, it’s not really recommended to even get into this business model unless you really are committed to real estate.

Pros And Cons Of The Brian Page AirBNB Formula

  • The business model itself has the potential to help you earn a good amount of passive income. Essentially, you’re getting the advantages of real estate investments, without subjecting yourself to the very expensive costs usually associated with it.
  • Brian Page is definitely legitimate and a reliable real estate investor.

  • For an online course that teaches you a side hustle, this is quite expensive.
  • The business model is quite risky. And it’s very seasonal, so there will be times that you may not earn a lot of money from this business model at all.
  • Once the property owners catch wind of how profitable the business is, they would eventually decide to do it themselves. That is not good, considering how your business depends on asking them for permission to conduct.
  • It’s sometimes quite a hassle to deal with all the legal matters with your landlord before you can start this business.
  • Outsourcing your business through V.A.’s can be costly, and may not be even reliable.

Alternatives To The Brian Page  AirBNB Formula?

Real Estate

Earning money using AirBNB is actually a good and profitable idea. But the business model presented by the BNB Formula (and other courses similar to it) can lead to some hassles, that may not be even worth it.

It’s always highly recommended that you just directly invest directly in a real estate property of your own. If you want to learn how you can achieve that, as well as how you can “flip” those investments for profit, Jamil Damji’s Astro Flipping and Jemal King’s Make Real Estate Real can be suitable for you.

The FarmTogether platform is a highly-recommended method of investing that can also prove to be profitable.

But ultimately, getting started on investing in real estate can be very hard, and could cost a lot. For this reason, you may want to just look at other options to make money online.

Brian Page AirBNB Formula Review: Final Thoughts

Before I end this Brian Page AirBNB Formula review, I would like to share a few more insights that could help you.

Beastpreneur Final Thoughts

The goal of the Brian Page AirBNB Formula is to help you build a business without having to own any properties. The program make it sound so easy, as if you are guaranteed profit by renting AirBNBs left and right.

However, the truth is that these days, the AirBNB business is slowing down. This is because of the pandemic, and the new variants of the virus coming to light. The government is once again placing restrictions, meaning that those in the accommodation business are looking at months of little to no income again.

Not to mention that, since you don’t own the property you’re renting AirBNBs for, you don’t have total freedom over it. The landlord does. Hence, your business will be shut down immediately if he/she decides that they don’t like that kind of arrangement.

If you want to get into a business like this, then I suggest checking the restrictions first. It would not be helpful if you get into a business that would not make you any money.

Also, a side hustle is something that is supposed to make you money, no matter if there is a lockdown or not. This opportunity is simply not the one you should be looking at.

If you want a side hustle that can make you money despite the pandemic, then you are in luck. I have details regarding this opportunity below, so keep reading beyond this Brian Page AirBNB Formula review.
