Clever Investor Review: Cody Sperber Scam?

Today we will be reviewing a platform by Cody Sperber known as Clever Investor. Is this course the real deal? Find out in this Clever Investor review.

Working from home has become the norm for many individuals, and many are seeking for ways to supplement their income. It might be difficult to keep track of your money when costs of basic commodities rise.

Having a side business, in my opinion, is a great idea. While working a full-time job, making money passively is a fantastic strategy to save money quickly. It’s always a good idea to keep some money in the bank since you never know what can happen in the future.

We are all still living in a state of uncertainty these days. We’re all simply trying to live our lives normally in the face of the ongoing danger to global peace. Although the tension is there, time does not wait. We must continue to act as if nothing is wrong.

It might be difficult to find courses that can teach you fresh techniques to make some money online. After all, there are a lot of online gurus trained in the craft of manipulating and deceiving others.

Before you decide to commit to this, you should read this Clever Investor review first. You should check if it is worth your time before you pay for it.

DISCLAIMER: This is a fully independent review. I’m not affiliated with the company in any shape or form whatsoever.

What is Clever Investor?

Clever Investor Review: Logo

Clever Investor is a company founded by real estate investor Cody Sperber in 2010. It provides a variety of educational resources that aims to teach people how to earn money by investing in the real estate market.

Courses, mentoring, business automation software, and other resources are available for access to members who sign up in it.

Cody has even enlisted the services of HGTV’s house flipping stars to assist in creating some of his digital goods.

The emphasis here is on what he refers to as “creative real estate investment,” which refers to novel techniques to buy real estate that many people may not have heard of before.

The company has an A+ rating from the Better Business Bureau, as well as several positive customer evaluations. However, there are a few issues they have that I’ll discuss later in the review.

Who is Behind Clever Investor?

Cody Sperber, from Mesa, Arizona, created Clever Investor. While both attended Arizona State University, Cody and his wife Shannon met.

Shannon Sperber pursued a more advanced degree, eventually becoming a physical therapist, while Cody Sperber obtained his bachelor’s degree in business with a focus on finance and real estate.

Cody and Shannon got married in 2005 after graduating. They now have two children named Hudson and Brynlee. They also own a bulldog named Sully.

Clever Investor Review: Cody and his family

Cody was introduced to real estate investment in college, but it wasn’t until two years after graduation that he decided to devote his whole attention to flipping houses.

Cody’s real estate fantasies were resurrected after he settled into his job as an accountant, when his long-time buddy Lyle coaxed him into attending a Jack Miller workshop series.

Lyle became known as “the guy behind the Clever Investor” since the training event was so important in Cody’s life.

He became Cody’s dependable coach over the next several years. He first made it simpler for him to reorganize the techniques in Cody’s real estate company by demonstrating him the most powerful technology and how to apply it.

Cody took off for the next 12 months after getting his company in shape, flipping over fifty residences and laying the foundation for his first rental portfolio.

He then founded Clever Investor LLC in 2010 and has since coached thousands of people to get their start in real estate with the help of Lyle.

Who is Cody Sperber?

Clever Investor Review: Cody

Cody Sperber began investing in real estate while still a student. After two years after graduating, his full-time career became property flipping. He was a bookkeeper before that.

Cody has attended the seminar of Jack Miller, a real estate guru from the 1980s, and it was a life-changing experience for him.

He then met Lyle, who later became his mentor, during that occasion. Cody Sperber’s real estate ventures were revamped thanks to his mentor’s aid.

He went on to found Clever Investor, a real estate teaching company. He claims to be able to assist anyone who want to start a business in real estate. This is his primary source of income at the moment.

My Favorite Program

Your First Flip

This is known as “the whole house flipping method,” and it’s a step-by-step training course that takes you from scratch to your first flip. This course was created in collaboration with Ken and Anita Corsini of HGTV’s “Flip or Flop Atlanta.”

Six separate modules make up the course:

  • 1st Module: Get in the Game –  This introductory module is a general overview of the course.
  • 2nd Module: Find a Flippable House – This module is focused on locating residences that match the “flippable” criteria.
  • 3rd Module: Analyze Your Deal – You’ll learn how they evaluate transactions before spending money in them in this module.
  • 4th Module: Acquire the Property – This module gives you a step-by-step guide on how you can acquire a property.
  • 5th Module: Rehab the Property – This module will give you advice and recommendations on renovating the property you just bought.
  • 6th Module: Cash-In on your Flip – For the final module, you’ll be learning how to promote your restored house.

Fast Track Profit System

Cody and his team have created a six-step technique, which can be found right here. This is the “most comprehensive academic course ever produced,” at least according to the authors.

You’ll get access to over twenty video/audio training sessions, as well as a business plan, the essential approved contracts, checklists, and a lot more.

Six modules make up the core of the training:

  • 1st Module – Getting Started
  • 2nd Module – Marketing and Lead Generation
  • 3rd Module – Deal Analysis and Negotiation
  • 4th Module – Property Acquisition
  • 5th Module – Funding Your Deals
  • 6th Module – Closing Your Deals

This course covers a lot of ground, including a variety of real estate investment strategies.

Some of them are rather unique, such as flipping properties without buying them or renovating them, coming up with creative leasing options, renting properties and making money, and so on. There is a tremendous amount of information available here.

You have a variety of action plans, the required approved papers, checklists on what to look for in a good deal, and comparisons of numerous lenders to which you may apply for financing.

Direct Mail Dealbreaker

The Direct Mail Dealmaker is a dealmaker which uses conventional direct mail to close sales.

Essentially, you gain Cody’s division and printing contacts with this purchase, allowing you to send direct mail without having to post it yourself.

You also receive a system that allows you to find greater equity properties, eviction notice properties, pre-foreclosure homes, distressed properties, inherited properties, and other types of properties that individuals are likely to advertise.

Though he claims that 90% of real estate billionaires’ transactions come from direct mail, I’m not sure how reliable this number is.

This sort of advertising still works, in a way.

Deal Automator

Just like what the name states, you will be given a software which can help you automate deals.

Essentially, you’ll receive an automated software application for spotting reduced bargains, acquiring customer and seller leads, assessing attributes, and more.

This makes things a lot easier for newcomers, and it may help them find excellent offers, keep track of leads, stay organized, and ultimately increase sales.

This software application contains the following nine different features:

Deal Analyzer

This feature allows you to gather information, enter it into the app, and determine whether or not it is a good deal. You may input the information about the property provided by the app, and it will tell you whether or not it is a good bargain. Statistics of every type are available.

Automated Conversions

You’ll be given access to an automated follow-up messaging program that will contact prospects through e-mail, voicemail, or text message. You’ll also get access to Cody’s direct mail templates.

Instant Motivated Seller Lists

This function automatically searches a variety of listed sites for homes that you may filter in a variety of ways. This, according to Cody, looks at every home listing in the United States.

Exit Strategy Optimizer Tool

This gadget determines which investment strategy will provide the highest profit for you. It displays the potential earnings and compares the different approaches side by side.

Point-and-Click Contract Generator

This program provides you with a variety of contract options and allows you to simply customize them.

Instant Computer Generator

This feature analyzes attributes and gives you value estimations. You can use Zillow, but Cody claims that his site gathers a lot more data from a variety of sources to provide far more exact estimations.

1-Click Lead Generation Sites

This is a website builder that allows you to quickly create a lead generation website. It’s easy to make a website using this, but it usually generates simple results.

Step-by-Step Deal Organizer

This is where you keep track of your bargains. It includes all of the necessary contact information, as well as a process list and a “scrum board” where you can simply manage many offers without being confused about what you’re doing in each one.

Qualified Buyers on Demand

The marketing procedure is made easier with this tool. It will list properties on several websites in real time.

30-Day Deal Challenge

The 30-Day Deal Challenge is a crash course in real estate investing. Following the 30-day action schedule will require you to take everyday action. You’ll be given an activity to perform every day.

Cody Sperber will walk you through the 5-step process of flipping throughout this lesson. The 5 steps are as follows:

  • Use social media to promote your flipping business.
  • Use numerous methods to acquire property, such as direct mail, online flyers, and YouTube videos.
  • Contact banks and brokers to obtain financing.
  • Sell the property using The Assignment Method, or the Double Close Method.
  • Repeat the procedure after evaluating it.

Here’s what you’ll receive if you sign up for the 30-Day Deal Challenge:

  • Live weekly Q&A calls
  • 30-day action plan
  • Three bonus courses: Quick Flips For Big Profits, Negotiation and Influence, Direct Mail Deal Maker

Pricing

The course is rather costly. Enrollment fees will cost you $5,998. You’ll have to spend an additional $10k to $45k extra for more mentorship.

I believe the course is pretty pricey. The course’s content isn’t worth the money since the majority of it can be accessed for free on the internet.

There are also several publications authored by successful investors if you are serious about real estate investing.

Furthermore, since real estate investing comes at a great risk, I do not advocate getting into it unless you are quite wealthy. Actually, I have a better suggestion for you in terms of a good income source.

Is Clever Investor a Scam?

If you don’t have a lot of money, Cody Sperber’s course may not be a good fit for you.

Purchasing his course is rather pricey. Real estate investing also needs a significant amount of funding. For instance, you’ll need funds to purchase real estate, advertise your business, and hire specialists such as attorneys as well as accountants.

Furthermore, although investing in real estate may seem to be a smart option, the return on investment (ROI) for property has dropped over time.

When a large portion of your money is invested in land with very limited liquidity, it’s as dangerous as stock trading. You’ll be in serious danger if you don’t have an emergency funds or savings.

Many individuals want to invest in real estate to earn passive income for retirement, however this is a bad choice due to the risks involved.

Because of this, I don’t think Cody Sperber’s Clever Investor is worth your time.

Final Verdict – Clever Investor

Before I end this Clever Investor review, I would like to share a few more insights that could help you.

When it comes to investing, you should constantly consider the risks involved. After all, the price of goods is subject to change. This is why you should learn how to anticipate losses and volatility in this kind of business.

However, if you are already an expert at determining which prospects are worth investing in, I see no issue with it. Even if you have knowledge and experience, you might still lose money.

This is why I don’t advocate getting into investing if you don’t have the necessary skills and background. It might take years to learn all you need to know.

There are greater opportunities available, in my opinion. In fact, I have one right here for you, and it’s a lot simpler than learning how to invest in real estate.

The specifics regarding that opportunity may be found in the next section.
